Real estate law presents many unique issues.  At Acquire we are able to assist you with all aspects of your residential or commercial real estate transaction.

 We represent buyers, sellers, and investors in Virginia. We prepare and review a wide variety of transactional documents for all both individuals and businesses. Our goal is to quickly and efficiently provide sound legal advice and deliver a superior custom services experience

BUSINESS LAW

Acquire provides legal advice, documents and transactional services related to business law in central Virginia. Our capacity is comprehensive, and we are well adept at handling all legal aspects your business may require in and out of the courtroom.

Purchase Settlement Services
  • When you hire Acquire you will immediately receive a welcome letter that will guide you through the settlement process.
  • After we receives the real estate contract, we immediately order a title search of the property from a professional title abstractor.
  • When the title search is complete, Piedmont Title underwrites and produces a title commitment for the lender. Then the title documents will submitted to your lender for review.
  • If a title issue comes up Acquire will help to clear any issues, including ordering payoffs for current liens and/or judgments.
  • We will contacts the Home Owner’s Association (HOA), if applicable, to confirm association dues and fees to ensure the pro-ration is correct.
  • We also collect all inspections and invoices from the realtors.
  • We prepare a Closing Disclosure and coordinate a closing date and time with the buyers, sellers and agents.
  • We then conduct the closing.
  • Acquire will record the original documents at the appropriate courthouse and disburse all the funds in accordance with the Closing Disclosure or the HUD-1.
  • Upon receiving the original recorded documents, we will then produce a title policy for the buyer and the lender.

Refinance Settlement
  • When Acquire receives a title order from a lender, we will order a title search from our examiner.
  • Upon receiving the title search, Piedmont Title will underwrite and provide the lender with a commitment.
  • We can assists clients with any title issues, including ordering payoffs for current liens and/or judgments.
  • When the parties are ready to close, we will send the borrower a Closing Disclosure and coordinate a closing date and time.
  • Acquire will conduct the closing, record the original deed of trust with the courthouse and disburse the funds according to the Closing Disclosure.
  • Upon receiving the original recorded documents back from the courthouse, Piedmont title will issue a title policy to the lender.

Seller Settlement
    • Acquire will coordinate with the buyer’s attorney or title company to obtain a title commitment.
    • Acquire will assist to clear any title issues, order payoffs, collect inspections, and contact the Home Owner’s Association (HOA), if applicable, for dues information and provide that information to the buyer’s attorney or title company.
    • Acquire will order the a deed from a local attorney, or an attorney of their choice.
    • We will coordinate with the sellers to schedule signing. The sellers have a choice to either come into our office to sign or sign at another location. We can either email or overnight the documents to them.
    • Once all documents are signed and returned, Acquire will provide the originals to the buyer . Acquire will then records and disburses the funds.
